Moisture readings, the source and duration of exposure, subfloor condition, and the extent of board movement together indicate when the floor has settled enough for accurate evaluation. Once the water source has been addressed, we check the affected area for current moisture levels and visible movement. Anything requiring additional drying or monitoring gets flagged before permanent repairs start.

We review damaged boards, surrounding flooring, fastening points, and the supporting surface to set a practical repair boundary. Material matching and access requirements are planned ahead of any removal.

Affected flooring comes out where necessary, and localized subfloor or fastening problems get corrected. Replacement boards are then fitted and secured using an installation method suited to the existing floor.

We check transitions between old and new material for height, alignment, and appearance. Sanding, stain blending, or finish restoration follows wherever it takes to integrate the repaired area with the surrounding floor.

Pricing tracks the size of the affected area, how many boards need replacement, moisture conditions, subfloor damage, material matching, and the finish restoration required afterward. A small localized repair looks nothing like a project involving widespread moisture, damaged support, or refinishing across connected rooms. Accurate scoping generally waits until the water source is controlled and the floor has been evaluated.
Sometimes. Hardwood that has taken on moisture may cup or change shape temporarily, then improve as moisture levels normalize. Replacement often proves unnecessary when the boards stay structurally sound and the damage stops at the surface. Severe splitting, permanent distortion, deep staining, damaged tongues or grooves, or lost fastening support push the project toward selective board replacement instead.
Cupping frequently eases as the moisture difference between the top and bottom of the boards equalizes. How much recovery you get comes down to the severity and duration of the exposure, wood species, board dimensions, fastening, and whether the moisture source has been fully corrected. Sanding a cupped floor before it stabilizes invites new problems if those boards shift again later.
Surface appearance will not tell you. Moisture-meter readings taken from the affected flooring, from nearby unaffected boards, and from the supporting surface indicate whether levels are moving toward an acceptable range. What counts as acceptable follows the flooring and surrounding conditions rather than one universal number. Stable readings across time carry far more weight than a single measurement taken right after a water event.
That depends on how deep the discoloration went. Sanding can reduce staining held in the finish or the upper wood surface. Deep discoloration, chemical reactions, or staining that runs well into the board often stays visible even after sanding. Selective board replacement or a darker stain direction sometimes enters the conversation in those cases as part of the broader repair.
